Annual Garage Door Maintenance Checklist for Austin TX Homeowners

This checklist is organized by task frequency: a few monthly safety tests that take under five minutes, followed by annual inspection items grouped by component. Monthly Safety Tests (3 Items, Under 5 Minutes)

These three tests take less than five minutes and should run every month. They catch the most common safety failures before they matter.

  • [DIY] Auto-reverse test. Close the door and place a flat 2×4 board (lying flat, about 1.5 inches tall) in the center of the door opening on the ground. Press close from your wall button. The door must contact the board and reverse within 2 seconds. If it doesn’t, stop using the opener until the force setting is recalibrated. See our

  • [DIY] Sensor beam test. Wave your hand through the sensor beam while the door is closing. The door should reverse immediately. If it doesn’t stop, wipe both sensor lenses with a dry cloth and recheck alignment. The sensors are at floor level on both sides of the door.
  • [DIY] Manual release test. Pull the red emergency cord and confirm the door can be lifted manually. The door should move smoothly by hand. If it feels extremely heavy or won’t budge, the springs may be failing.

H2: Annual Visual Inspection (8 Items)

Do these once per year. In Austin, September or October works well: after summer heat season and before any cold fronts. Each item takes 2 to 5 minutes.

Springs

  • [Pro] Inspect torsion or extension springs. Look for visible gaps in the coils, kinking, rust, or deformation. Don’t touch springs directly. Cables

Rollers

  • [DIY] Inspect rollers. Look for chips, cracks, or flat spots on the roller wheels. Nylon rollers should look smooth and round. Metal rollers should spin freely. A damaged roller causes grinding, track wear, and uneven door movement.

Tracks

  • [DIY] Inspect and clean tracks. Look for dents, bends, or gaps between the rollers and track. Wipe the inside of the tracks with a dry cloth to remove debris. Do not lubricate inside the tracks. If a track is bent or the door binds, that’s a job for a pro.

Hardware

  • [DIY] Tighten loose hardware. Every bolt and nut on the roller brackets, track mounting hardware, and hinges should be snug. Austin’s temperature swings loosen hardware faster than in milder climates. A socket wrench or adjustable wrench is all you need. Don’t overtighten, just snug.

Weatherstripping and Seals

  • [DIY] Inspect weatherstripping on all four sides. Press the back of your hand against the closed door seal. You shouldn’t feel airflow. Check all four sides for tears, brittleness, or gaps. The bottom seal (astragal) is a straightforward DIY replacement. Side and top seals may need a technician if they’re attached to the frame.

Door Panels

  • [DIY] Inspect panels for dents, cracks, and paint issues. In Austin, wood doors can warp from heat and humidity. Steel doors can expand in summer heat, creating gaps in the weatherstripping. Pay attention to the edges and corners of each panel, where damage is most likely.

Opener

  • [DIY] Replace remote batteries and check opener response. Replace remote batteries annually even if they seem fine. Verify the wall button and remote both trigger the door promptly. Delayed response or inconsistent operation can mean the opener needs service.

Annual Mechanical Tests (2 Tests)

  • [DIY] Balance test. Disconnect the opener using the emergency release cord. Lift the door manually to about waist height and let go. A balanced door should stay in place or drift only slightly. If it falls or rises on its own, the spring tension is off, and a technician needs to re-tension the springs.

Annual Lubrication

Use a white lithium grease spray or a silicone-based lubricant. Apply sparingly, once per year as part of this checklist. More isn’t better: excess lubricant attracts dust and debris.

Lubricate these:

  • Hinges: apply a small spray to the hinge pivot points on every panel
  • Metal roller stems (not nylon rollers): apply where the stem meets the bracket
  • Torsion springs: a light spray along the coil helps prevent rust in Austin’s humidity
  • Armbar and bearing plates: where the torsion bar meets the mounting brackets on each end

Do NOT lubricate these:

  • Inside of the tracks: causes debris buildup that makes the door sticky
  • Belt drive belts: grease causes slippage and accelerates belt wear

WD-40 is not a lubricant for garage doors. It’s a solvent that removes existing lubrication, attracts dust, and dries out quickly. Use white lithium or silicone spray only.

  • Cedar season sensor check (January through March). Austin’s cedar pollen season coats sensor lenses with fine particulates that interrupt the safety beam and cause false reversals. Wipe both sensor lenses with a dry cloth after peak cedar season.
  • Track debris after oak season (March through April). Live Oak tassels drop in late winter and early spring and can pack into the track channel, causing grinding or door bind. Wipe the tracks clean with a dry cloth after tassels drop.
  • Track alignment check if you live in East or South Austin (annually). Expansive Blackland Prairie clay soil in Pflugerville, Manor, East Austin, and parts of South Austin can cause foundation movement that pulls tracks out of alignment.
